Our Stock Plan Service has been an extremely popular method of acquiring home plans for many years. 
Thousands of homes have been built using these plans. It is not only the most economical way,
but also the fastest way of acquiring your home design. In most cases it will be forwarded within 
24 hrs. Of the receipt of your order.

This service is designed to give you a wide selection of home designs that have been carefully previewed 
for their popularity and practicality from our inventory of several thousand plans.
 

FOR THOSE WITH AN IDEA OF THEIR OWN

Our custom design service is aimed at those who have an idea of their own in mind for their home. It 
may be difficult or even impossible to find a stock plan with all your needs and ideas incorporated into 
it, or to modify a plan to meet these needs and ideas. A home is a major investment, so it would be 
well worth your while to have it custom designed the way you want. Good design is one of the least 
expensive but most important parts of building a home.

Custom drafting usually begins with us doing a preliminary drawing based on the information you provide. 
This information can be mailed or faxed to us and should include a rough sketch or drawing of the floor 
plan layout. We will then give you a quote on the cost of the preliminary drawing and request a deposit 
on the project equal to that cost. The preliminary drawing will include a floor plan (or floor plans if 
applicable) and a front view of the house. This costs a minimum of $390 and varies depending on the 
size and complexity of the home. When you have approved the preliminary drawing or forwarded any 
changes or alterations to us, we will proceed with the construction drawings.

The construction drawings are based on the rate of 79 cents/sq.ft. of developed area on main and 
upper floors. An additional cost of 39 cents/sq.ft will be charged for developed basements. An 
attached garage costs an additional $140 and an attached deck/veranda costs an additional $70. 
Prices include 1 copy of the construction drawings while additional copies are $15.00 each.

Your copies will include:

Floor plan(s)

• Foundation / basement plan
• Cross section(s) and required details
• Front, rear and side elevations
• Location of electrical outlets, switches and lights
• Location of plumbing fixtures
• Location of furnace, flue and hot water tank (if applicable).

All of our plans are drawn in accordance with the Canadian Building Code, and are designed for
40 Psf snow loads on roof, and firm, firm sandy or firm silty clay soils for foundation. Owner/ builder
is responsible for plan revisions if conditions differ or if any engineering is required by your building
authority.

 
Additional copies of any stock plan may be purchased at additional copy price within 6 months of
original purchase. Your original invoice number must accompany the order.

You can build your home in reverse (mirror image) to any of our stock plans. You may find it helpful 
to order one or more reversed copies, even though the letters and numbers will appear reversed as 
well. These copies can act as a helpful reference when building. Be sure to make a note on all of 
your forward (regular) copies that " this house is to be built in reverse.".

Having decided on a plan that is almost but not quite just what you wanted, you can have us do 
some modifications to it. This should prevent misunderstandings between builder and owner and, 
in the case of a change that may affect the structure, assure you that the house will be structurally 
sound.

Our Modified Stock Plan Service is designed to allow changes to be made to the plans and add that 
personalized touch at a reasonable cost.

Once you have selected your home and determined the modifications, forward a list and/or sketch 
of the changes to us. When we receive your changes, we will forward a quotation of our cost back 
to you, based on our rate of $65.00/hr. Upon receiving your approval of this cost and the requested 
deposit (34% of the quoted price) we will proceed with the changes. Our total cost will usually 
range from $300.00 to $1000.00 for the modifications, plus the cost of the copies you order. 
If altering the plan is impractical, the quotation will be done as a custom design quotation.
